We are seeking an experienced Remote Property Manager to oversee our growing portfolio of commercial and industrial real estate assets. This is a full-time remote position perfect for a self-motivated professional who thrives in an autonomous work environment. We're looking for someone who can take ownership of property management responsibilities and figure out solutions independently while maintaining high standards of tenant satisfaction and property performance.

Position Overview
As our Remote Property Manager, you will be responsible for the day-to-day management of our industrial and commercial properties from a remote location. You'll serve as the primary point of contact for tenant relations, coordinate maintenance and repairs, ensure timely rent collection, and maintain property performance metrics. This role requires someone who can work independently, make decisions, and drive results without constant supervision.
Key ResponsibilitiesFinancial Management
- Track tenant delinquency and manage collections through proactive outbound communication (calls, emails, texts)
- Ensure tenants have access to and can navigate our online payment portal
- Monitor and report on key performance indicators including collections, occupancy rates, and property performance
- Participate in weekly property status update calls and flag any emerging issues
- Maintain accurate records in our property management software (Rent Manager)
Maintenance & Vendor Coordination
- Field and prioritize maintenance requests from tenants
- Find, vet, and coordinate with local vendors for repairs and maintenance issues
- Take point on vendor selection and management for property repairs
- Ensure timely resolution of maintenance issues to maintain tenant satisfaction
- Coordinate routine property maintenance and emergency repairs as needed
Tenant Relations & Leasing Support
- Serve as primary contact for tenant communications and concerns
- Monitor lease expirations and renewal opportunities
- Track leasing leads through the pipeline (lead → LOI → lease execution)
- Document lease status and progression without negotiating terms
- Maintain positive tenant relationships to ensure retention and satisfaction
Administrative & Compliance
- Ensure properties remain compliant with local, state, and federal regulations
- Maintain organized documentation and records for all properties
- Provide regular updates and reports to management
- Identify and escalate any issues requiring senior management attention
Required QualificationsMust-Haves:
- Proven property management experience of 5 years minimum (commercial or industrial property experience strongly preferred)
- Experience with property management software (Rent Manager experience is ideal, but any platform like Buildium, AppFolio, or Yardi is valuable)
- Strong understanding of lease agreements, rent collection, and property operations (NQF4 in Real Estate, specializing in leasing would be preferred)
- Excellent communication skills with ability to handle tenant relations professionally
- Self-motivated with ability to work independently and make decisions
- Strong problem-solving skills and resourcefulness
- Own computer/laptop with reliable high-speed internet connection
- Proficiency with collaboration tools: Microsoft Teams, Loom,
- Available to work U.S. hours (EST/PST depending on property location) - this typically means evening hours in South African time
- Based in South Africa with stable power and internet infrastructure
Preferred Qualifications:
- Experience managing industrial, commercial, or mixed-use properties
- Background in real estate, facilities management, or related field
- Experience coordinating remote vendor relationships
- Knowledge of U.S. property management regulations and compliance requirements
- Track record of maintaining high occupancy rates and tenant satisfaction
