**About this position**:
**Purpose of the position**:

- **The purpose of the position is to manage, grow and maximize the Investment portfolio of the Investments company.**:

- **The Property Investment Manager should attend to all aspects of administrative, financial and operational activities arising in respect of the properties under management.**

**Duties and Responsibilities**:
**Property management**:

- Manage vacancies of the buildings
- Manage tenants
- Manage and coordinate maintenance of properties
- Prepare Lease agreements
- Manage external valuations

**Financial Management with support from property administrator**
- Prepare and manage annual budgets
- Manage all financial schedules
- Review income statements (Monthly review meetings)
- Control and manage accounts and operating expenses.
- Manage ROI per building / Rental rates in area per square metres.
- Annual escalations of Lease Agreements to be managed.
- Monthly Debtors control and cashflow management.
- Manage annual municipal valuations and rates & taxe**s.**

**Investment Portfolio growth**
- Maximize existing property rentals
- Identify & evaluate new opportunities for portfolio growth.
- _Identify, evaluate and present new property Investment opportunities._
- _Identify, evaluate and present other investment opportunities._
- Manage key investment indicators (e.g. Yields, Vacancy rate, Profitability, Cash flow)

**Minimum Requirements**
- Bachelors’ Degree in Property Management, Investments or Business Management or similar degree/ diploma
- Property Management or Business Development Experience
- 3 - 5 years’ experience in a similar position
- Computer literate
- Proficient in MS Office & Competent in relevant databases & software programs
- Strong Administration skills (Detail-orientated, Organised & Structured)
- Strong Interpersonal & Negotiation skills
- Excellent communication skills (written & verbal)
- Effective problem-solving and decision-making abilities
- High work ethic such as being trustworthy, taking accountability & maintaining confidentiality
- Ability to function independently (self-starter & disciplined individual)
- Thorough understanding of Property Management and its financial aspects (Cost/ Finance Control)
- Someone who has a real passion for property and wants to build a career within property investments
