Residential Property Portfolio Manager

**Key Responsibilities**:
- Work closely with your property management team ensuring all properties are legal, safe and that maintenance issues are resolved timeously
- Deliver a great service to our landlords and tenants by responding to essential maintenance and planning future preventative maintenance
- Carry out pre-tenancy inspections and regular site visits to properties. The job entails the management of an HMO(Houses of Multiple Occupation) portfolio where multiple tenant engagements are required. Prioritising essential maintenance and assisting with the coordination of getting rooms ready for occupation forms part of this aspect of the role
- Undertake administrative tasks - keeping records and logs up to date
- Develop strong, long-term relationships with our landlords and tenants, ensuring we retain and develop all possible business opportunities; engagement with external contractors will also be required
- Checking that works are completed and keeping all parties updated
- Helping at the end of tenancies including communication relating to deposit returns (DPS); resolving issues quickly and efficiently if needed
- Understand the importance of improving the physical quality of our portfolio and supervising planned refurbishments
- Attending regular morning meetings with relevant lettings teams in their offices; ensuring excellent communication between teams and strong, daily communication with our maintenance team
**Requirements & Skills**:
- Strong leader with excellent communication skills
- Previous property management experience essential
- Computer literate with special emphasis on Excel and other MS Office programs
- Willing and able to drive to visit our portfolio
- Able to deliver excellent customer service
- Able to give attention to detail
- Persistent and tenacious
- Team player with good organisation skills
- Natural ability to trouble shoot with a keen desire to succeed
- Ability to cope well under pressure
