Manager: Tenant Installation

**Job Purpose** To manage the tenant installation department and to performance manage, train, and develop the department staff. The role is secondly responsible for compiling estimates of and the overseeing of successful landlord works projects and shopfitting installations by tenants. The role is further responsible for keeping the team abreast of latest market trends in design and shopfitting as well as material and labor costs. The role is lastly responsible for innovative solutions to placing tenants in unconventional spaces and in doing so assisting leasing in increasing their leasing possibilities.
**Manage the Tenant Installation Department in accordance with best practice and relevant legislation.**
1. Ensure performance management is done in accordance with HR guidelines and company policy.
2. Mentor and coach subordinates to ensure quality and required standards of work are met.
3. Meet with each team member once a month to update work progress and discuss projects.
4. Visit buildings with each team member bi-monthly to discuss and view recent/current projects.
5. Ensure that own work and that of team complies with local by-laws.
6. Ensure that best practices are applied when designing and estimating work costs.
7. Oversee that the tenant installation processes comply with the required regulations.
8. Oversee the tenant’s shop fitting process and facilitate the shop fitting process when required.
**Design and Planning**
1. Provide planning and design advice by means of drawings/3D’s/graphic imagery/verbal presentation.
2. Ability to compile accurate cost estimates for proposed projects.
3. Cross check subordinates cost estimates.
4. Stay abreast of latest design trends and retail market trends.
5. Arrange bi-monthly/quarterly staying relevant sessions with the team, whereby we visit properties not managed by CPA, or attend design conferences etc.
6. Encourage team members to push the boundaries in design and be innovative and creative.
**Attend meetings and provide feedback and guidance to relevant stakeholders.**
1. Attend meetings with other departments as required.
2. Attend Steering committee meetings to either present project proposals or support project proposals being presented by team members.
3. Provide feedback to deal makers on the tenant installation costs, possibilities and parameters and advise on best practice.
4. Provide guidance and advice regarding interior specifications and spatial planning.
5. Interact with external parties (e.g. Consultants, Contractors, tenants) regarding the performance of services required from such parties.
**Review and implement the tenant installation processes.**
2. Ensure that tenant installation processes are implemented and followed.
3. Liaise with other departments with regards to tenant installation processes.
4. Build on existing processes to create a more cohesive streamline interaction between other departments.
**Monitor all cost involved with the installation process.**
1. Ensure Team members follow company procurement processes and protocols.
2. Check the submitted invoices from Contractors on a monthly basis, after the tenant coordinators have signed off to ensure that the company is not overspending and that cost centers (e.g. Landlord or tenant) are allocated correctly.
3. Ensure that there is always more than one quotation received for accurate cross-checking purposes.
4. Produce and keep updated the cost referencing document for the department.
5. Check all estimates prepared by team members and sign off before issued to “clients”
**Working conditions**:
Office Based with regular travelling throughout Gauteng required. Own transport required.
Mobility required to work on construction sites (e.g. climbing roofs and work in in small spaces and dusty conditions).
**Qualifications & Experience**:
1. Relevant tertiary qualification required - e.g. architectural / interior design degree/diploma, construction management or quantity surveying.
2. Architectural/interior is preferred.
3. 5+ years’ experience in the retail building environment required.
**Skills & Knowledge Required**:
1. MS Office:
a. MS Word - Intermediate
b. MS Excel - Intermediate
c. MS Outlook - Intermediate
d. MS Power Point - Intermediate
e. AutoCAD (preferred)
f. Revit/ 3D modeling (bonus)
g. Photoshop/Illustrator (intermediate)
2. Basic knowledge of MDA preferred.
3. Good background knowledge of best building practices, understanding of town planning/ zoning.
4. Knowledge of the SANS10400 and how to implement the same.
5. Understanding of the OHSA act.
6. Knowledge of property management and portfolio management principles.
7. Knowledge of Leasing principles.
