City Estate Solutions currently manages a small internal portfolio of long-term lets and serviced accommodation properties. However, we are seeking a dynamic and driven **Business Development & Property Acquisition Manager** to focus on growing the business by acquiring new properties, apartment blocks, and estates for the company to manage. The role will also include an administrative input in managing our internal portfolio alongside a dedicated administrator.
**Key Responsibilities**:
**1. Business Development & Client Acquisition**:
- Actively source new business opportunities, focusing on property owners, developers, and landlords to expand the company’s portfolio.
- Develop and execute a sales strategy to acquire new properties, apartment blocks, and estates for City Estate Solutions to manage.
- Build and maintain strong relationships with property owners and real estate professionals.
- Identify and engage potential leads through networking, cold outreach, attending industry events, and building partnerships.
**2. Property Acquisition**:
- Negotiate property management agreements with potential clients to onboard new properties under City Estate Solutions' management.
- Conduct thorough market research to identify high-potential properties that align with the company’s strategy.
- Work with landlords and developers to tailor management services to meet their needs, ensuring win-win agreements.
**3. Portfolio & Client Relationship Management**:
- Maintain relationships with existing clients, ensuring satisfaction with services and fostering opportunities for expanding management responsibilities.
- Provide regular updates to clients on property performance and market trends.
- Work closely with the internal team and administrator to ensure a smooth transition for newly acquired properties.
**4. Collaboration & Team Management**:
- Collaborate with the internal property management team to ensure seamless integration of new properties into the portfolio.
- Provide support to the administrator for managing the current internal portfolio, including tenant onboarding/offboarding, maintenance coordination, and compliance.
**5. Reporting & Performance Monitoring**:
- Track and report on new business development efforts, including progress towards acquisition targets.
- Regularly report on performance metrics such as revenue growth from new properties, client retention, and overall portfolio expansion.
**Working Hours**:
- **Regular Schedule**: 45 hours per week, with flexible scheduling based on client meetings and business development activities.
- Occasional evening and weekend availability may be required for client meetings, events, or urgent property matters.
- **Experience**: Minimum of 2 years in business development, sales, property management, or a related role.
- **Skills**: Strong sales, negotiation, and communication skills. Proven ability to build relationships with clients and close deals.
- **Education**: A degree or relevant certification in Property Management, Business Administration, Marketing, or a related field is advantageous.
- **Proficiency**: Experience with property management platforms and CRM systems is a plus.
- **Personal Attributes**: Highly motivated, results-driven, proactive, and eager to grow the business. A natural relationship builder with strong networking skills.
Pay: R20 000,00 - R25 000,00 per month
