When it comes to managing a portfolio of more than 9,000 residential units, the streamlining of systems and procedures is key one’s success. Hence our client, a residential property fund, is looking to appoint a specialist in this field to take control of an in-house property management team of 300 people. Having internalized the function over the past 18 months, there are still various innovative products in the team being identified & implemented, functional reporting lines being optimized & processes being tailored. A COO is sought who can develop this team effectively whilst continuing to achieve the financial objectives of the shareholders.
To suit this hands-on environment you will have a minimum of 8 year’s experience running a significantly sized residential portfolio (anything from senior living to student accommodation or general housing). With just some of your many tasks including:
- Implementing company policies and business strategies to achieve the goals and objectives of the board and shareholders;
- Provide strategic advice to the board and chairperson, giving an accurate view of both the operating environment and the company;
- Contract negotiations with business partners and customers including the fulfillment and monitoring of the performance against agreements and other obligations;
- Delegation of duties and responsibilities among staff;
- Provide staff with guidance and motivation to drive performance;
- Develop adequate reporting systems to monitor performance across the business;
- Monitor and implement performance measures, strategy, and incentives across the core areas of the business: customer service, billing, collections, leasing, portfolio management;
- Maintain budgets for operational activities;
- Oversee the company’s financial performance;
- Monitor costs against set budgets;
- Ensure sufficient liquidity;
- Supervision of invoicing and payment of bills, including salaries and payroll;
- Responsible for making sure that the accounts of the company and its financial affairs have been arranged in a reliable and accurate manner;
- Make sure that the board of directors receives the information necessary for the performance of its duties;
- Notify the board of directors of significant matters relating to the company’s operations;
- Analyze problematic situations or occurrences, provide and implement solutions
