Job Title: Assistant Project Coordinator - Residential Construction

Location: On-site (Constantia)

Contract Type: Temporary 8 Month Contract)

Start Date: ASAP

**Salary**: R35,000 - R45,000 per month (commensurate with experience; compensation will be reviewed depending on qualifications and experience)

Key Responsibilities Daily On-Site Presence: Full-time attendance to oversee all aspects of workmanship, scheduling, and compliance.

Quality Assurance: Inspect materials and workmanship; verify alignment with specifications, drawings, and regulatory standards.

Programme Oversight & Progress Monitoring: Track project schedule, flag delays, and ensure corrective actions.

Contractor & Stakeholder Coordination: Engage with contractors, suppliers, architect, and other consultants; handle change instructions and site issues.

Procurement & Budget Control: Source quotes for outstanding items, analyse supplier proposals, and negotiate payment terms.

Reporting & Documentation: Prepare weekly minutes, daily site logs, and progress summaries. Accrue photographic evidence and inspection records.

Client Representation: Act as the client’s on-site eyes and ears—ensuring client interests are protected.

Architect Collaboration: Ensure design fidelity throughout construction, review drawings for discrepancies pre-build.

Dispute & Problem Resolution: Identify, log, and help resolve quality or contract-related issues.

**Ideal Qualifications & Experience Educational Credentials**:
Degree or Diploma in Building/Construction Management, Civil Engineering, Architectural Technology, or Quantity Surveying.

SAQA-registered qualifications in construction supervision or project coordination are advantageous.

**Professional Knowledge**:
Familiarity with South African National Building Regulations, SABS standards, and ECSA guidelines.

Understanding of health and safety regulations, environmental compliance, and contract administration.

**Technical Expertise**:
Ability to interpret architectural and engineering drawings.

Proficiency in inspection/testing procedures and quality assurance processes.

Knowledge of cost control principles and procurement standards.

**Experience**:
3-7 years in site-based coordination, quality control, or client representation.

Experience in residential construction and multi-stakeholder environments.

Desirable Certifications:
PMI CAPM / PMP certification or equivalent.

Additional training in contract administration or site supervision is beneficial.
