Our tried-and-true method of block specialisation gives us insight into the market dynamics of specific residential blocks and security estates.
We serve property sellers by assisting with the valuation and advertisement of their property and ensure we get the best possible price for them. We build lifetime relationships with property owners that list with us in order to assist with their future property sales and management of their portfolios.
This position as** Residential Sales Manager **plays a major role in the success and the profitability of the company. The appointed person must be goal driven and goal orientated with great management skills and a passion for the property industry.
**Duties and Responsibilities / Core Tasks**:
- Increasing and monitoring bottom line profits for the Sales division
- Business development management
- Helping develop sales strategies and setting sales targets
- Assist in marketing to ensure exposure and brand awareness;
- Assist in compiling a marketing plan every quarter to increase sales and rentals
- Assist in managing the implementation and tracking progress of the approved and agreed marketing plan.
**Managing Sales Agents**:
- Monitoring the performance of individual agents and motivating them to reach targets
- Keeping up to date with competitors
- Weekly meetings with agents to set goals, assess activities according to goals, give advice and motivation;
- With the assistance of HR, obtain and retain high quality staff members who are competent and able to achieve the Department and company’s objectives
- Monthly calculation of the commission payable to agents from a sales and rental tracking sheet
**Property Sales**:
- Data mining of target blocks
- Agent marketing efforts to obtain leads / new mandates
- Being visible in target blocks/ areas
- Maintaining database of clients
- Communication with existing clients
- Execution of Sale Mandates
- Sale Agreements
**Requirements**:
Qualifications: Relevant tertiary qualifications advantageous
Experience and Knowledge:
- A NQF4 in Real Estate,
- Registered EAAB member,
- Possess a proven track-record in property sales, with a minimum of 5 years’ experience,
- At least 2 years previous experience in managing a team of agents.
Skills and Attributes:
- Outgoing energetic personality
- Excellent phone and customer service skills
- Attention to detail and a high degree of accuracy
- Well spoken with excellent phone manners
- Multilingual would also be beneficial
- Self motivated and highly organised
- Ability to work under pressure
- Customer service orientated
- Excellent organisational skills
- Computer literate (Google sheets)

We offer Barista produced coffee available all day to all our staff at Claremont.
Normal working hours are Mondays to Fridays from 08h00 until 17h00 with a 45 minute lunch break. The company allows employees, by approval of the direct manager, to work flexi-time between 07h00 and 18h00.
Our modern office is centrally located and just across from Cavendish Square in Claremont.
Faircape offers a market-related salary from R30,000 Cost to Company per month with the prospect of earning commission on sales. The salary on offer will be dependent on qualifications, experience, and other market-related factors.
