Retail specialist sought by growing property fund.

Cape Town based unlisted, private property fund seeks Retail Asset Manager. Our client specialises in property investment and management. Their portfolio currently includes over 200,000 square meters of lettable space spread across South Africa. They have grown to include predominantly retail and commercial buildings but also have good exposure within the residential sector. They are currently in search of an Asset Manager who is a retail boffin.

The duties for this role will include but are not limited to:

- Project Management & Financial Oversight.
- Review feasibility and work the numbers/design to achieve a viable project.
- Engage and negotiate anchor tenant leases, review specifications & special conditions.
- Develop tenant relations.
- Brief the property management team on tenant movements.
- Provide insight & feedback on the day-to day operations.
- Conduct site visits and brief the team on findings to improve the shopper experience & operations.
- Review property budgets and consult with the property managers to ensure accuracy of same
- Monitor budgets and investigate variances.
- Develops and analyses budgets and financial information for new projects/properties.
- Responsible for conducting market and demographic research, as well as leading site selection and property tours with teams and third-party service providers.
- Prepares market and initial site analysis, including trends, competition reports, and general site Information.
- Prepares financial analysis to support lease recommendations.
- Coordinates with attorneys on purchases of new assets.
- Monitors all leasing activity to ensure maximum occupancy and income, review and advise on tenant mix.
- Perform and drive the due-diligence processes on acquisition and disposal of properties.
- Models a full life cycle financial analysis for projects/assets in the portfolio.

Expect to leverage your Property Studies or financial degree, as this environment will expect all operational decisions to be made based on properly analysed & debated facts. It is a prerequisite that you have at least 5 years’ experience in retail asset management, an superior understanding of real estate as well as master's proficiency using systems such as MDA and Microsoft suite.
