**Job Description: Sectional Title Building Manager**

**Position Type**: Full-time
**Salary**: R32,000 - R35,000 per month (dependent on experience and qualifications)
**Reports To**: Sectional Title Body Corporate Managing Agent and Trustees

**Main Purpose**:
The Building Manager is responsible for overseeing daily operations, maintenance, and repairs of the building, ensuring effective management of utilities, and maintaining a positive living environment. This hybrid role combines office-based work with hands-on responsibilities around the property.

**Key Responsibilities**:

- Manage maintenance processes, including plant, equipment, and utility consumption (water and energy).
- Oversee contractors and service providers, including security and cleaning staff.
- Act as a liaison between residents and management to address concerns and promote harmony.
- Implement asset management and maintenance schedules.
- Assist with the annual review of the 10-year Maintenance Action plan and manage maintenance projects.
- Monitor mechanical and electrical efficiencies.
- Advise on Occupational Health and Safety matters.
- Source contractors for ad-hoc repairs and maintenance.
- Participate in budget preparation and monitor expenses.
- Enforce rules, issue warnings and fines as needed.
- Communicate with owners and residents across various platforms.
- Present weekly and monthly reports to Managing Agents and Trustees.
- Attend Trustee Meetings and Annual General Meetings of the BC.
- Handle insurance claims.

**Attributes/Skills**:

- Strong planning, organisational, and leadership skills.
- Excellent communication (verbal and written) and negotiation abilities.
- Problem-solving and attention to detail.
- Ability to work under pressure and manage multiple tasks.

**Job Requirements**:

- Relevant technical diploma/degree in project management.
- At least 5 years of experience in building servicing management environments.
- Minimum of 5 years in Sectional Title management experience.
- Extensive Knowledge of Sectional Title regulations.

**Additional Criteria**:

- Own reliable transport and a valid driver’s license.
- Technical qualification in electrical, mechanical, or HVAC is a plus.
- Availability to be on standby after hours and weekends as needed.

**Job Types**: Full-time, Permanent

Pay: R32 000,00 - R35 000,00 per month

- Sectional Title Management: 5 years (required)

- Driver's License (required)
