Maintenance Supervisor

Reporting to the Services Manager: Civils and Structural, the **Maintenance Supervisor **is responsible for ensuring that all maintenance-related concerns or queries are timeously and professionally mitigated. The role will require the incumbent to have a basic working knowledge of electrical and mechanical engineering as well as building maintenance. They would need to plan, coordinate, execute or escalate all maintenance activities in collaboration with the Services Manager, direct reports, other relevant stakeholders. Main responsibilities include performing artisan level troubleshooting, repair or replacement of infrastructure and renovation of facilities / equipment to ensure operational efficiency, quality, and safety, while supporting the policies, goals and objectives of the V&A Waterfront. Excellent customer service and communication is required.

**Job Objectives**:
**Planned and reactive Maintenance and Upgrades**
- Detailed maintenance planning, execution and escalation of Civil & Structural, Mechanical and Electrical related maintenance tasks i.e. Repair & Maintenance of Infrastructure Assets.
- Achieving budgeted targets in a safe, cost effective, and timely manner
- Provide planning support for projects and major maintenance events in each respective area of the V&A Waterfront precinct
- Implement planned and preventative maintenance plans
- Execute, Oversee and manage the resolution of all call outs
- Maximize resources by establishing, maintaining, and improving the maintenance planning and scheduling flow and process
- Develops full scope of work needed, including cost and time required, to conduct the relevant repair, preventive, predictive and improvement of maintenance activities
- Prepare job plans and provide input on planned costs
- Anticipate, solve, or escalate problems in a timely manner, and identify opportunities for improvement
- Maximizes equipment usage through effective planning and management
- Support the technical Managers in the development and implementation of planned shutdown and other continuous
- improvement projects

**Site-walks and Inspection**
- Conduct, ensure, and oversee site walks, daily checks, and site inspections to inspect all Civil & Structural, Mechanical and Electrical assets and equipment
- Conduct regular quality control checks in and around the V&A property.
- Identify safety hazards on site and report such to the relevant Manager as well as Health and Safety Officer

**Reporting**
- Ensure work orders are updated and closed when completed by using the relevant project management software
- Collect and analyze data to prepare reports and makes recommendations for improving operations
- Prepare and compile the relevant reports for Management, Retail and Property Administrators etc.
- Prepare and submit reports to motivate for upgrades
- Prepare works specifications to Contractors for repair and maintenance works for execution.

**People Management**
- Build and foster a proactive, service-oriented team
- Lead, manage, and mentor direct reports
- Performance management
- Meet deadlines, ensure contingency planning, approval channels, procedures, budgeting, monitoring and governance etc.
- Liaise with, support, and manage service providers
- Track and monitor works progress and quality of Contractors
- Ensure that all stakeholders (internal and external) comply with all the relevant Health and Safety standards and legislative requirements
- Manage risk and compliance

**Stakeholder Management**
- Inform and collaborate with the relevant BU’s on planned maintenance to ensure that this is communicated to the tenants
- Manage external service providers and suppliers (specifically obtaining competitive quotations and ensuring excellent delivery of work)
- Collaborate and work closely with various Managers and internal BU's as part of project planning and execution
- Build and foster professional working relationships with trusted service providers and suppliers
- Build and foster professional relationship with tenants to ensure excellent customer service
- Report regularly on Maintenance progress and always keep tenants informed

**Financial Management**
- Obtain quotes for specific tasks as per budget
- Assist procurement with technical knowledge regarding the quotes
- Ensures order is placed by procurement

**Educational Requirements**
- Building Qualification / Facilities Management (NQF6)
- Valid Trade Test
- Advantageous: Electrical / Mechanical Engineering Diploma

**Knowledge Requirements**
- Occupational Health and Safety Act
- Building codes (e.g. SANS 10400 etc.)
- Building maintenance and construction knowledge
- Working knowledge of basic electrical engineering
