African Lakeside Properties (Pty) Ltd hereafter referred to as (“ALP”) is an Enterprising Africa Regional Network (Pty) Ltd (“EARN”) subsidiary company designed to acquire, develop, rent properties, manage group development projects, lead hospitality business development and management and create technical and business skills training for the Hospitality Industry, particularly among the youth and women of South Africa, and the African continent.

EARN is looking for a talented and driven Individual to head ALP in the position of Property Development and Management Manager. The role will be based at Head Office at Plot 116 Knopjeslaagte, along M26 Main Road in Centurion with frequent site visits expected.

TheProperty Development and management Manager will contribute to EARN’s success by providing strategic planning, project management, and financial oversight in new build development projects while maintaining the highest standards of excellence in terms of quality. He/she will be responsible for the delivery of property development programmes and their responsibilities will commence from the development lifecycle at the site identification and acquisition stage right through to the due diligence, construction and ultimately the handover stage.

As Property Development and management Manager the individual will also be tasked with providing superior project and property management abilities as per agreements with owners as well as own portfolio and ensure on time project management of all projects and real time data and reports to assist with key operational decisions.

**ROLES AND RESPONSIBILITIES**

**Property Development**:

- Oversee overall scheduling of work in line with company goals and objectives.
- Communicate and manage all issues and risks affecting the projects.
- Communicate project status to project participants and stakeholders accurately and on time.
- Develop and implement solutions to correct any deviation.
- Lead and manage a large team of professional consultants to ensure effective project delivery.
- Develop and manage budgets for development projects together with the accounting team in EARN Biz during the site acquisition phase.
- Appraise and profile the associated risks for developments.
- Manage the site due diligence process in order to ensure that all development risks are identified and quantified.
- Manage the approval and permitting phase of the development process, maintain positive relationships with municipal authorities and ensure approvals are in line with company requirements.
- Manage the detailed design phase of the projects, ensuring strict adherence to corporate specifications and attention to cost management.
- Manage the bidding, negotiation and construction contract process.
- Monitor general contractor and vendor performance during construction phase.
- Ensure that the projects are effectively handed over to the company from the contractors with correctly completed documentation.
- Ensure that the projected expenditure is under constant review and any anticipated deviations are highlighted and controlled.
- Ensure that construction projects are in line with current health & safety laws and internal company requirements.
- Support development efforts by working closely with other departments to determine more effective processes and tools.

**Property Management**:

- Manage all SOPs in portfolio.
- Manage all service provider related matters and or concerns.
- Manage SLA(s) for service provider(s).
- Foster a collaborative working relationship with contractors, real estate agents and other stakeholders.
- Identify and manage the implementation of all projects related to hospitality management.
- Review and report monthly on financial and operational performance of portfolio against budgets and targets achieved.
- Ensure maintenance concerns reported by tenants and in general are escalated.
- Achievement of the above in line with our ethical Company Values.

**To be considered for this role, you must have**:

- Experience in real estate development and construction management;
- Experience in real estate management within the hospitality industry;
- Project management experience within the real estate development industry;
- Good Communication Skills, written and verbal;
- Applicable knowledge relating to laws and regulations within the real etstate development environment.

**PREFERRED REQUIREMENTS**:

- Diploma or bachelor’s degree in engineering, Project Management, Real Estate Development, Construction, or related field.
- Postgraduate qualification in any of the above fields (advantageous).
- Construction management, real estate development and/or Property Management Certifications (Adventageous).
- Minimum of 5+ years experience in project management within real estate development and property management environment
