Our Client is a dynamic and growing property agency based in Manchester, committed to providing a high-quality living experience for their tenants. They manage a diverse and expanding portfolio of residential properties and rely on efficient maintenance and responsive service. They are seeking a highly organised and customer-focused Property Maintenance Coordinator to be the central point for all maintenance requests. The Role You will be the vital link between tenants and trusted contractors, ensuring all maintenance issues are reported, logged, and resolved quickly and efficiently. The primary focus will be on coordinating repairs and maintaining excellent tenant communication, making sure the process is smooth from initial report to completion. Maintenance & Contractor Management (Core Focus) Serve as the first point of contact for tenants reporting maintenance issues via phone, email, and online portals. Efficiently log all new maintenance requests using property management software. Troubleshoot issues with tenants over the phone / online, providing initial advice and determining the appropriate course of action. Liaise with approved contractors, including internals to obtain quotes, schedule work, and issue work orders. Monitor the progress of all repairs, ensuring works are completed promptly and to a satisfactory standard. Manage and process contractor invoices, ensuring accuracy against quotes and completed works. Coordinate access for contractors, minimizing disruption to tenants. Communication & Administration Maintain clear, consistent, and proactive communication with tenants, landlords (via senior account managers), and contractors throughout the repair process. Ensure all correspondence and job updates are meticulously recorded in the property management system. Skills and Experience Required Essential Proven experience in a customer service or coordination role, ideally within a property maintenance, facilities, or trades environment. Highly proficient in using property management or maintenance logging software. Familiarity with systems like Fixflo and Reapit is highly desirable, but experience with similar programs will be beneficial. Excellent communication skills—clear, empathetic, and professional phone manner to handle sensitive tenant issues. Strong organisational and problem‑solving abilities to manage multiple ongoing maintenance jobs. Good basic knowledge of common residential property issues (plumbing, electrical, heating) to effectively troubleshoot with tenants. Desirable Basic awareness of UK Landlord and Tenant maintenance responsibilities and statutory compliance. #J-18808-Ljbffr
